Our Application Procedures are listed below, no exceptions.
Rental Application Procedures
When applying to rent from Home Team Realty, llc, the following information will be verified and considered before final approval:
• Must have Favorable Rental History (No evictions within the last 5 years, outstanding past due rents or damages, failure to provide 30-day written notice)
• Verification of Income (Your income should be four times the requested rental amount (exceptions for Section 8)
• Credit Check (Medical debts will not affect your report) (High delinquency rate will disqualify)(No more than 30% delinquency rated based on total lines of credit)
• No pending Criminal/Felony charges
• No more than two (2) adult room mates
• $40 application fee (Married with same last name/combined credit report)(Different last names, different reports fee will be $40 each)(Application fee must be paid before credit report is initiated, no exceptions, payable in cash, money order, or cashier's check.
• We allow absolutely NO CATS in any of our rentals
• Small dogs under 40# may be allowed in some rentals. There will be a $200 non-refundable pet fee, per dog.
• Will not rent if you owe past due utilities bills (must show proof of payment)
• Upon credit approval, property can be held, up to two (2) weeks with a holding fee paid in full. In the event lease is not signed, as agreed to, extenuating circumstances excepted, the holding fee will be forfeited.
• As indicated on the application, it must be signed in the presence of our Property Manager; or, it can be witnessed and notarized by a Notary Public.
